IMPORTANT POINTS - STAMP DUTY PAYMENTS / REGISTRATION

AGREEMENT TO LEASE DOES NOT MEAN LEASE DEED.

Agreement to lease is only a consent given by CIDCO to permit you to construct the building in the CIDCO Land.
Lease deed is executed by entering into a Tripartite Agreement between Society , CIDCO and the  Builder as the case maybe.
Lease deed is executed only after completion of construction and a Completion / Occupancy certificate issued by the appropriate authority.
It is advisable to Register all the agreements be it – Lease Deed or an Individual Flat sale/purchase, although it was optional earlier.
Agreements for Residential flats with area less than 650 sq.ft. Which were executed prior to 18th March 1988 were exempted from paying Stamp Duty.
Only Agreements (Lease Deed or Individual Flat sale/purchase) already executed prior to launch of the Amnesty Scheme but, where Stamp Duty/Registration was not paid is eligible for the Amnesty Scheme - Abhay Yojna.
Collect outlet your original documents from the respective stamp offices in case you have already done the stamp duty/registration.
